Global Storage, LLC was created in March 2003 to take advantage of the self-storage needs of the growing residential
developments in and around metropolitan service ares (MSA's) througout the United States. The first metropolitan area
Global Storage LLC has made an attempt to penetrate is the Albuquerque-Rio Rancho area. Global Storage has 4 projects
under way in the area, one in the Denver area and more in the acquisition or planning phase.
Global Storage's aim is ultimately to create value in whatever facility we develop. To say that we are in business only to
create cash flow and obtain the highest return for our investors would be an understatement and fall short of our true
aspirations. Global Storage LLC wishes to create value by using self-storage to acquire and hold land that may be of
significant value at some future time, or to build a facility in areas which the demographics prove self-storage to be a viable
business, yet the barriers to entry seem difficult. Of the current five projects that are being developed, there are three sites
which have excess land which will be of significant value at a future date, one site that is a conversion of a strip center in a
heavily populated, fully developed area, a co-development in a strip center with a major anchor, and a site whose land parcel
costs less than $400,000 but has 120,000 cars for a traffic count and can accommodate 60,000+ leasable square footage. In
all of these projects, value is being created where at times it may be obvious, and at other times it may not be as apparent.
Global Storage also maximizes the ususable area of the parcels we develop by finding the right mix of storage, retail, office or
any other use that may be viable. This iterative process ensures that the land is optimally used and developed.
Global Storage, LLC takes a conservative approach to investing in facilities, and as such performs more than the normal
due-diligence. Before the feasibility is even ordered, our staff has already produced demographic reports, zoning analyses,
construction budgets and expected absorption schedules. They are then checked with the feasibility report or restricted
appraisal done by an MAI certified appraiser to finalize values. This is one of the reasons we feel funding and invstor
palpability will be a foregone conclusion when we finally arrive at that state. In this sense, we are a detail oriented,
meticulously researched real estate development concern. Global Storage LLC has four distinct groups which are the Business
Analysis & Finance Division, the Development Division, the Construction Division, and finally the Property Management
Division. We are involved in every stage of the process and are extremely cost conscious in our developments. Building this
infrastructure within the company ensures that we are involved at every stage of the process and nothing is left to others.
In March of 2010 Global Storage signed a dealership agreement for its three Albuquerque locations with Budget Rental
Group. We are a full service provider for all Budget Trucks and accessories that you may find. You may also make
